Westside supply is shrinking, but buyers are still taking longer to commit

By Shane Marechal
Real estate, Westside

Here is the tension right now on the Westside. The Real Estate Data Aggregator counted 861 homes for sale across the eight ZIP codes it tracks for the three months ending August 31, 2026. That is down 6.4% from the same period in 2025. Fewer choices for buyers sounds like an advantage for sellers. But pending sales fell 7.4% over the same stretch, to 560. Less competition did not push buyers to move faster. It just meant fewer homes and fewer deals.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Price cuts hit 20.8% of listings that month, the highest share since October 2022. Mortgage rates climbed back above 7% for the first time since January 2025, according to Realtor.com. Those numbers explain part of why Westside buyers are pausing. Rates at that level change what a monthly payment looks like, and buyers feel it.

The Federal Housing Finance Agency reported U.S. home prices rose 2.4% from August 2025 to August 2026, and 0.3% from July to August alone. So prices nationally are still moving up, just slowly. The Westside picture is more mixed, and it depends heavily on which ZIP code you are in.

How each ZIP code read differently

Where things moved faster

90034 and 90066 stood out. In 90034, the Real Estate Data Aggregator counted 49 homes sold, up 8.9% from 2025. The median sale price held flat at $1,600,000. Nearly 45% of homes sold above list price, up 7.1 points from a year before. Months of supply sat at 3.9. That is a tighter market than most of the Westside.

In 90066, 116 homes sold, up 6.4%. The median came in at $2,111,000, up 1% from 2025. Months of supply dropped to 2.9, the lowest of any ZIP in this group. Homes still took a median 43 days, which is 5 days longer than last year. Even in the tighter pockets, buyers are not snapping things up overnight.

Where sellers are waiting longer

90077 is a different story. The Real Estate Data Aggregator counted 25 homes sold there in the three months ending August 31, 2026, down 40.5% from 2025. The median sale price was $3,323,500, down 4.9%. Months of supply hit 11.5, up 4.4 months from a year ago. That is deep buyer's market territory. Homes did sell faster, a median 42 days versus 80 days last year, but there were far fewer of them closing.

90024 also showed a longer wait. The median days on market there rose 15 days to 71. Only 17.5% of homes went under contract within two weeks of listing, down 4.9 points from 2025. The median price dipped 4.5% to $1,165,000. More homes sold, up 4.2%, but buyers took their time getting there.

What this means if you are selling

Less inventory helps, but it is not doing all the work for you. Pending sales falling 7.4% across the Westside tells you buyers are selective. Price and condition still matter. In 90034 and 90066, well-priced homes are still getting above-list offers. In 90077 and 90024, the data says you need to plan for a longer runway.

What this means if you are buying

Fewer choices does not mean you have to rush. Pending sales are down, which tells you other buyers are pausing too. Rates are above 7%, according to Realtor.com, so get your numbers right before you move. In the tighter ZIPs like 90066, well-priced homes are still going above list. In 90077 and 90024, you have more room to negotiate. The ZIP code you are shopping in changes the math considerably.

One more thing worth knowing: Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026. That share is the highest since October 2022. If a home you are watching has been sitting, it is worth asking whether a reduction is coming.

In short
  1. The Westside had 861 homes for sale and 560 pending sales in the three months ending August 31, 2026. Supply fell, but so did buyer activity.
  2. The story is not the same in every ZIP.
  3. 90066 and 90034 are tighter.
  4. 90077 has 11.5 months of supply.
  5. One street can read very differently from the ZIP code average.
