West San Fernando Valley is moving more homes without a big inventory jump

By Shane Marechal
Real estate, West San Fernando Valley

Nationally, active listings grew 5.5%, according to Realtor.com. Here, the Real Estate Data Aggregator counted 835 homes sold across West San Fernando Valley in the three months ending August 31, 2026, up 6.4% from the same period in 2025. At the same time, homes for sale here were down 0.6%. More sales, less inventory. That is a different story than the national one.

New listings rose 9.7%, yet active inventory still slipped. That means buyers absorbed the new supply almost as fast as it came on. Pending sales were down just 1.1%, so demand did not fall off a cliff either. The market is tighter than the national picture suggests.

Prices moved in different directions by neighborhood

Not every ZIP code followed the same script. Some saw prices rise sharply. Others gave a little back. The Real Estate Data Aggregator breaks it down by neighborhood for the three months ending August 31, 2026.

Woodland Hills 91364 led with a median of $1,530,000, up 18.6% from 2025, per the Real Estate Data Aggregator. Northridge 91325 rose 22.6% to $1,287,765. Those are big moves. On the other end, Canoga Park 91303 came in at $675,000, down 5.9%. Prices did not all move the same way.

How fast are homes going under contract?

Speed varied a lot. The Real Estate Data Aggregator tracked what share of homes went under contract within two weeks of listing, in the three months ending August 31, 2026.

Woodland Hills 91364 had 40% of homes under contract within two weeks, up 22.2 points from last year, per the Real Estate Data Aggregator. Winnetka 91306 was up 10.4 points to 38.3%. Those are meaningful shifts. Canoga Park 91303 jumped 19.3 points to 27.3%. Speed picked up in most neighborhoods.

Days on market got shorter almost everywhere

Ten of eleven ZIPs sold faster than a year ago. Canoga Park 91303 cut 20 days off its median. West Hills cut 19 days. The one outlier: Northridge 91325, where median days on market grew 10 days longer, per the Real Estate Data Aggregator. Prices there rose 22.6%, so buyers took more time deciding on higher-priced homes.

How does this fit the national picture?

Realtor.com reported that nationally, 20.8% of listings took a price cut in September, the highest September share since 2018. That is a real sign of strain in many markets. Here, most neighborhoods saw sale-to-list ratios hold near or above 99%. That does not mean every home sold easily, but it does mean local sellers generally held their price.

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% year over year through August 2026. Several West San Fernando Valley neighborhoods beat that by a wide margin. Others pulled back. The national number is a starting point, not your answer.

What to watch by neighborhood

Chatsworth 91311 had 123 homes for sale and 50 median days on market. Its months of supply rose 0.6 to 4.3 months, per the Real Estate Data Aggregator. More inventory and slower movement than most neighbors. Porter Ranch 91326 had 135 new listings, up 18.4%, but sales held flat. Supply grew there too. Both are worth watching if you are pricing a home in those ZIPs.

Winnetka 91306 and Reseda 91335 both moved high volumes. Winnetka sold 81 homes, up 44.6%. Reseda sold 115, up 25%. Both had months of supply under 3.5. Those are active ZIPs right now, per the Real Estate Data Aggregator.

In short
  1. West San Fernando Valley sold more homes and kept inventory nearly flat, even as national supply grew 5.5%.
  2. Most neighborhoods moved faster than a year ago.
  3. Prices split: some ZIPs rose sharply, others gave a little back.
  4. One street can read very differently from the ZIP code around it.
  5. The three months ending August 31, 2026 are the period behind all these numbers.
