Thousand Oaks had one of the fastest pockets in Conejo Valley
Here is the thing about ZIP 91362. Prices dipped 4.9% year over year, per the Real Estate Data Aggregator. But the right homes still moved fast. Real quick, actually.
That 41.5% figure is the highest two-week contract rate in Conejo Valley, according to the Real Estate Data Aggregator. It jumped 9.4 points from the same period in 2025. So buyers waiting on a price drop found less room to wait than they expected.
The Federal Housing Finance Agency reported U.S. prices rose 2.6% year over year through July 2026. ZIP 91362 moved in the opposite direction on price. But it moved with the national trend on speed.
How the six Conejo Valley ZIPs compared on speed
ZIP 91360 was close behind at 37.8%. ZIP 91320, which covers Newbury Park, hit 35.5% and also saw sales jump 53.1% year over year, per the Real Estate Data Aggregator. Those are two very different stories from two different pockets.
What slowed down
Not every ZIP moved this way. ZIP 91361, on the LA County side of Westlake Village, saw its two-week contract rate fall 11.2 points to 23%. Median days on market there stretched to 53, up 6 days from a year earlier. The median sale price dropped 12.7% to $1,490,000, according to the Real Estate Data Aggregator.
ZIP 91377 slowed the most on time. Median days on market hit 60, up 24 days from last year. Sales fell 36.5%. The Real Estate Data Aggregator counted only 40 homes sold there in the three months ending July 31, 2026.
Rates made every decision harder
CNBC reported the average 30-year fixed rate climbed to 7.30% as of September 30, 2026. Mortgage News Daily put it at 7.58% that same week. That changes what a buyer can afford at a $1,205,000 price point. Get your insurance quotes early too. In this market, fire insurance availability and cost can change whether a deal closes.

Overall, the market was steady but quieter. Fewer new listings came on. Fewer sold. That kept inventory from piling up. But the pockets inside that number tell very different stories.
