One part of the Valley got much tighter than the rest

Most of the West San Fernando Valley is moving. The Real Estate Data Aggregator counted 835 homes sold across the market in the three months ending August 31, 2026, up 6.4% from the same months of 2025. But one ZIP code moved differently from the rest.

ZIP 91306 had the lowest months of supply in the market: 3.2, down 2.3 months from a year ago. That is a bigger drop than any other ZIP here. And 39% of its homes went under contract within two weeks of listing. That is the highest two-week rate in the market.

Real Estate Data Aggregator, three months ending August 31, 2026. 91364 had the second-highest two-week rate at 40%, but its supply sat at 4.7 months, nearly 1.5 months looser than 91306.

ZIP 91364 is worth a closer look too. The Real Estate Data Aggregator shows 40% of its homes went under contract within two weeks, up 22.2 points from a year ago. That is the biggest year-over-year jump in the market. But its months of supply stayed at 4.7, and its median days on market was 49. Speed at the contract stage, slower overall.

More buyers, fewer homes, faster sales. The Real Estate Data Aggregator shows homes for sale in 91306 fell 16% while homes sold jumped 44.6%. That math tightens supply fast. Pending sales rose 20.6% too. Demand is not cooling there.

The median sale price in 91306 came in at $802,500, down 5.1% from a year ago. So prices dipped a little even as the market got tighter. That tells you something: buyers are competing, but they are still price-sensitive. Homes that land at the right number move. The ones that push above it do not.

Nearly 42 in 100 homes in 91306 sold above list price, the Real Estate Data Aggregator shows. The average sale-to-list ratio was 100.4%. That means the market is rewarding clean, well-priced homes with competition, not just offers.

Where each ZIP stood on speed

The wider picture

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national number. This market is moving at different speeds street by street.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest September share since 2018. That is a signal that overpriced homes are sitting everywhere. In 91306, the data says the same thing from the other side: the homes that hit clean are getting offers fast.

Not every ZIP here is moving the same way. ZIP 91311 had 50 median days on market and months of supply rising to 4.3, up 0.6 months from a year ago. The Real Estate Data Aggregator shows only 18.2% of its homes sold above list price, down 4.8 points. That is a different market from 91306, even though they share the same Valley.
