More listings hit this market, but sales slipped
670 new listings came to market across Beverly Hills, West Hollywood and Beverly Grove in the three months ending August 31, 2026. The Real Estate Data Aggregator counted that, and it's up 10.7% from the same months a year before. At the same time, only 371 homes actually sold, down 11.9%. More supply, fewer closings. That gap is the whole story right now.
Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. That's the backdrop. Locally, the same pressure is playing out, but each ZIP is doing something different. If you're selling, you're competing with more homes. If you're buying, you have more to sort through, and patience is paying off in some pockets.
How each ZIP stacked up
The ZIP codes that bucked the trend
90212 (Beverly Hills south of Santa Monica Boulevard) is an outlier worth noting. The Real Estate Data Aggregator counted only 15 homes sold there, down 25% from a year ago. But the median sale price rose 24.5% to $2,800,000. And 40% of those homes sold above list price. Fewer sales, higher prices, more competition on the ones that moved. That's a thin, selective market.
90048 (Beverly Grove, east side) ran the opposite direction. Prices rose 8.3% to $1,950,000, per the Real Estate Data Aggregator. But homes sat a median 92 days, 23 days longer than a year before. And only 8.3% of homes went under contract within two weeks of listing, down 13.1 points. Buyers there are not in a rush.
90035 (Beverly Grove, west side) moved fastest. The Real Estate Data Aggregator put the median days on market at 57, the lowest of any ZIP here. And 35.1% of homes went under contract within two weeks of listing. The median price dipped 12.8% to $1,500,000, so buyers got more for their money and sellers had to sharpen their pencils.
Where prices moved year over year
How long homes are sitting
90069 (West Hollywood, the hills and canyon area) had 98 median days on market, the longest of any ZIP here, up 9 days from a year before. Supply there sat at 8.8 months. That said, pending sales in 90069 actually rose 6.8% year over year, per the Real Estate Data Aggregator. Buyers are circling, just taking their time.
What the national picture adds
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest September share since 2018. The Federal Housing Finance Agency put U.S. home prices up 2.4% year over year through August 2026. The national picture is mixed, and so is this one. The difference here is the price tier: when a home starts at $1.5 million or $4.4 million, every decision carries more weight.
What this means if you're selling
More competition is here. 670 new listings in one quarter is real supply. The homes that moved quickly, like those in 90035 and 90212, were priced to match what buyers would actually pay. The ones sitting at 92 or 98 days are still waiting for that moment. Price is the lever you control.
What this means if you're buying
You have more to look at than you did a year ago. The Real Estate Data Aggregator shows 933 homes for sale across these ZIPs. That's not a flood, but it's more than this market had last year. In most of these ZIPs, you're not in a race. 90212 is the exception: 40% of homes there sold above list price. Know which ZIP you're shopping in, because the rules are different on each block.
