More listings are giving Thousand Oaks buyers a little more room

Real estate, Thousand Oaks

The number that changes things: Realtor.com counted price cuts on 20.8% of U.S. listings in September, the highest share since October 2022. That is the backdrop. Here in Thousand Oaks, the Real Estate Data Aggregator counted 241 homes for sale across ZIPs 91360 and 91362 for the three months ending August 31, 2026. That is up 14.8% from the same period in 2025. More choices for buyers. More competition for sellers.

At the same time, 199 homes sold, down 7.9% year over year. Buyers have more to look at, and they are taking their time. If you own here and are thinking about selling, that gap matters.

The two ZIP codes tell different stories

91360 and 91362 are both Thousand Oaks. But the numbers read differently. Look at them side by side.

Both ZIP codes saw prices dip. In 91360, the Real Estate Data Aggregator put the median sale price at $962,500, down 7.7%. In 91362, it was $1,200,000, down 6.7%. Neither drop is a collapse. But both are real.

How fast are homes moving?

The right home still moves. In 91362, the Real Estate Data Aggregator counted 35.3% of homes going under contract within two weeks of listing, up 6.7 points from a year ago. In 91360, that share was 38.5%, up 1.9 points. So the well-priced homes are not sitting. The ones that are not priced right are the ones adding to that 241 figure.

What rates are doing to buyers right now

CNBC reported the average 30-year fixed rate at 7.37% as of October 28, 2026. Realtor.com noted rates climbed back above 7% for the first time since January 2025. That is real pressure on what buyers can afford. CNBC also reported that mortgage applications to purchase a home were 18% lower than the same week one year ago. Fewer buyers in the pool means the ones who are shopping have options, and they know it.

Supply is rising. That changes the math for sellers.

The Real Estate Data Aggregator counted 273 new listings across both ZIP codes for the three months ending August 31, 2026. That is up 9.6% from a year ago. More new listings coming in while sales slow means supply builds. In 91360, months of supply hit 3.7, up 1.1 months year over year. In 91362, it was 3.8 months, up 0.5. Neither is a flood. But both are moving in the same direction.

What this means if you own here

In 91360, homes sold at 99.1% of list price on average. In 91362, it was 98%. Both are close to full price. But the gap between asking and getting is wider than last year in both ZIPs. Sellers who price sharp are still closing near list. Sellers who price high are the ones sitting. Prep and price are doing more work than they were in 2025.

What this means if you want to buy

You have more choices. The Real Estate Data Aggregator counted 241 homes for sale across Thousand Oaks, up 14.8% from a year ago. But 38.5% of homes in 91360 and 35.3% in 91362 went under contract within two weeks. The right home still goes fast. You can take your time browsing. You cannot take your time when you find the one you want.

One more thing to plan for: fire insurance in this area can be hard to get and expensive. Get quotes early, before you are in contract. Ask whether you may need the California FAIR Plan plus a wraparound policy. That cost changes what you can afford. Conejo Valley Unified serves Thousand Oaks. Verify the specific school with CVUSD directly before you decide.

In short
  1. Supply is up 14.8% and sales are down 7.9% in Thousand Oaks for the three months ending August 31, 2026. Prices dipped in both ZIP codes.
  2. The right homes still go fast.
  3. Sellers need to price sharp.
  4. Buyers have room to look, but not room to stall when they find what they want.
