Culver City split into two very different markets

By Shane Marechal
Real estate, Culver City / Playa / Marina del Rey

These numbers cover the three months ending August 31, 2026. The Real Estate Data Aggregator counted 286 homes sold across Culver City, Playa Vista, Marina del Rey, and Playa del Rey combined. That is down just 1.4% from the same period in 2025. On the surface, steady. But the ZIP code you are in changes everything.

90232 vs. 90230: the same city, two different games

ZIP 90232 is the tighter, faster side of Culver City. The Real Estate Data Aggregator counted 21 homes sold there. Inventory dropped 28.1% from a year ago. Buyers felt it.

In 90232, two out of three homes sold above asking price. Half went under contract within two weeks. The Real Estate Data Aggregator put the median sale price at $2,325,000, up 34% from a year ago. Days on market fell 21 days shorter than the same period in 2025.

In 90230, the picture is real but different. The Real Estate Data Aggregator counted 70 homes sold. The median came in at $1,050,000, up 41.7% year over year. That jump is worth noting, though with more inventory and 4.9 months of supply, buyers had more room to negotiate. Homes sat a median 53 days. About 35.7% sold above list, which is not nothing, but it is not 90232 either.

Rates above 7% are real, and buyers know it

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC put the average 30-year fixed rate at 7.37% as of late October. That cost is sitting on every buyer's math right now. It has not stopped 90232. It has made 90230 a slower, more negotiable market.

Marina del Rey and Playa del Rey: more supply, more patience needed

Marina del Rey (90292) is the softest spot in this market right now. The Real Estate Data Aggregator counted 147 homes for sale, up 26.7% from a year ago. Homes sat a median 87 days, which is 30 days longer than the same period in 2025. Only 7.6% sold above list. Sellers here are pricing into a buyer pool that has options.

Playa del Rey (90293) is quieter by volume. The Real Estate Data Aggregator counted 29 homes sold, down 37% from a year ago. The median came in at $960,500, up 28.5%. But with 76 median days on market and 5.6 months of supply, that price gain reflects a smaller, selective pool of sales, not a broad surge.

Westchester and Playa Vista: the middle ground

ZIP 90045, covering Westchester and the area around LAX, moved 79 homes in the period. The Real Estate Data Aggregator put the median at $1,686,500, up 5.7%. Homes sold in 41 days, 15 days faster than a year ago. Inventory fell 13.6%. That is a market with real demand and thinning supply.

Playa Vista (90094) is in between. The median hit $1,480,000, up 16.4%. But days on market rose 13 days to 54. Inventory climbed 20%. The share of homes going under contract within two weeks fell 12.8 points to 18.2%. More choices for buyers, more patience required for sellers.

In short
  1. Two homes, both called Culver City, can be in completely different markets.
  2. In 90232, you price to win a multiple-offer situation.
  3. In 90230, you price to a buyer who has 111 homes to look at.
  4. In Marina del Rey, you price to a buyer who has been watching the same listing for two months.
  5. The ZIP code is not a detail.
  6. It is the strategy.

One more thing worth knowing: these are ZIP code averages. One block, one street, or one property type can read differently from the whole. The numbers above are a starting point, not a final answer.
