Conejo Valley listings fell, but contracts barely moved
Here is the headline number for sellers. Fewer homes came to market. The Real Estate Data Aggregator counted 718 new listings across Conejo Valley in the three months ending July 31, 2026. That is down 5.2% from the same period in 2025. But buyers did not disappear. Pending sales came in at 554, down only 1.2%. Supply pulled back more than demand did.
Compare that to the national picture. Realtor.com reported pending sales were down 0.2% nationally in August 2026. Conejo Valley's 1.2% dip is close to flat. The bigger story here is the supply side, not the demand side.
Fewer listings means less competition between sellers. That does not mean every home sells fast. It means a well-priced home has a cleaner path. The data backs that up in some pockets more than others.
How each ZIP code read
These six ZIPs cover Agoura, Newbury Park, Thousand Oaks, Westlake Village and Oak Park. They do not move together. Here is what the Real Estate Data Aggregator counted for the three months ending July 31, 2026.
Where things moved fastest
ZIP 91362, the eastern Thousand Oaks pocket, had the shortest median time on market: 38 days, down 8 days from a year ago. The Real Estate Data Aggregator also showed 41.5% of homes there went under contract within two weeks of listing, up 9.4 points year over year. That is the sharpest two-week contract rate in the valley.

Where things moved slowest
ZIP 91377, Oak Park, is the one to watch. The Real Estate Data Aggregator counted 40 homes sold there, down 36.5% from a year ago. Median days on market hit 60, up 24 days year over year. Pending sales dropped 35.4%. New listings fell 23.3%, so it is not that sellers flooded the market. Fewer homes came in and fewer went out.
Prices: a split story
Not every ZIP saw prices rise. Two ZIPs held up well. The Real Estate Data Aggregator put the median sale price in 91301 Agoura at $1,305,000, up 3.2% year over year. ZIP 91377 Oak Park came in at $1,147,000, up 4.3%, even as volume fell sharply there. The other four ZIPs saw median prices down, ranging from 4.9% lower in 91362 to 12.7% lower in 91361 Westlake Village.
The national context: the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year from Q2 2025 to Q2 2026. Some Conejo Valley ZIPs beat that. Others did not. Your specific street matters more than the valley average.
One thing every buyer should do early
Get fire insurance quotes before you make an offer. Availability and cost vary by location here, and some buyers end up needing the California FAIR Plan plus a wraparound policy. That changes what a home actually costs. Do not wait until escrow to find out.
On rates: CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That is the borrowing environment buyers are working with right now.
A note on schools: ZIP 91361, the LA County side of Westlake Village, is served by Las Virgenes Unified. The Ventura County side of Westlake falls under Conejo Valley Unified. Newbury Park and the other Thousand Oaks pockets are also Conejo Valley Unified. Always verify your specific school assignment directly with the district before you rely on it.
