Calabasas inventory fell while sales and prices moved up

Real estate, Calabasas

Nationally, active listings topped 1.16 million homes in September 2026, according to Realtor.com. That sounds like plenty of supply. But Calabasas is running a different story.

The Real Estate Data Aggregator counted 137 homes for sale in ZIP 91302 in the three months ending August 31, 2026. That is down 16% from the same period in 2025. Fewer choices for buyers, less competition for sellers.

Prices climbed sharply

The Real Estate Data Aggregator put the median sale price in ZIP 91302 at $2,100,000 for the three months ending August 31, 2026. That is up 28.8% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.4% in the same year-over-year window. Calabasas moved at a very different pace.

Homes are selling, but not overnight

The Real Estate Data Aggregator counted a median of 70 days on market in ZIP 91302 for the three months ending August 31, 2026. That is 11 days longer than the same period in 2025. So demand is real, but buyers are taking their time.

Sellers got 97% of their list price on average, according to the Real Estate Data Aggregator. That is up 0.1 points year over year. Small move, but it held steady even as days on market stretched.

The Real Estate Data Aggregator also found that 17.7% of homes sold above list price in the period, up 5.4 points from a year ago. That is roughly 1 in 6 homes. Not every home sparked a bidding war, but more did than last year.

Rates are not helping buyers right now

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That adds real cost to every purchase. If you are buying in Calabasas at a $2,100,000 median, the rate matters more than it did a year ago.

Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is not the Calabasas picture, where prices rose sharply. But it is the backdrop buyers are watching when they decide how hard to push on price.

One more thing if you are buying: get your fire insurance quotes early. Availability and cost can change whether a deal works in this area. Do not leave it for the last week.

What this means if you own here

Supply is tighter. Sales are up. Prices are up. The Real Estate Data Aggregator shows 5.3 months of supply, down 2.4 months from a year ago. That is a meaningful shift toward sellers.

That said, 70 days on market is not a fast sale. And only 21.3% of homes went under contract within two weeks, down 3 points from last year. Pricing still matters. Overpriced homes are sitting.

In short
  1. Calabasas inventory fell 16% while 79 homes sold, up 21.5%, and the median price hit $2,100,000, up 28.8%.
  2. That is a tighter, more active market than a year ago.
  3. But at 70 days median, homes are not flying off the shelf.
  4. Price it right and the conditions are working for sellers right now.
