Burbank moves in different directions, depending on the part

By Shane Marechal
Real estate, East Valley / North Hollywood / Burbank

Realtor.com reported that 22.8% of West region listings took a price cut in September. That number is real. It is also nearly useless if you own in Burbank, because your ZIP code may look nothing like the regional average.

The Real Estate Data Aggregator counted 322 homes sold across the East Valley, North Hollywood and Burbank ZIPs in the three months ending August 31, 2026. That is one big number. Break it apart by ZIP and the story splits.

Supply tells the real story

Months of supply measures how long it would take to sell every home currently listed, at the current pace. Below 3 months tends to favor sellers. Above 5 months gives buyers more room.

91506 sits at 2.1 months. That is down 1.4 months from a year ago, according to the Real Estate Data Aggregator. Sellers there are working with less competition and more urgency from buyers.

91504 sits at 5 months. That is up 2.2 months from the same period last year. More inventory, fewer sales. That gap changes your price, your terms and how long you wait.

What the wider market says

The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Month over month, they rose 0.3% in August, seasonally adjusted. Local ZIPs here range from down 20% to up 23.9%, so the national number is a rough frame at best.

Realtor.com reported mortgage rates topped 7% in September 2026. Redfin put the weekly average at 7.32% for the four weeks ending October 25, 2026. That rate shapes what buyers can afford, and it is part of why some ZIPs are sitting longer.

What this means for you

A citywide Burbank average blends a 2.1-month market with a 7.1-month market. That average is not your market. Your street, your ZIP and your price range are what matter.

If you are selling in a tight ZIP, pricing close to the line still works. If you are selling in a looser ZIP, the data says buyers have options and they know it.

If you are buying, supply above 5 months means you can ask for more. Supply below 3 months means you probably cannot wait.

In short
  1. The Real Estate Data Aggregator counted 429 homes for sale and 322 sold across these nine ZIPs in the three months ending August 31, 2026. The spread between ZIPs is wide.
  2. One number does not describe your situation.
  3. Your ZIP does.
