Agoura is holding closer to list price than the national mood suggests
Redfin reported that August was the strongest buyer's market on record in the U.S., with 58% more sellers than buyers. That is a real number. It also does not describe what is happening in Agoura right now.
The Real Estate Data Aggregator counted homes in ZIP 91301, which covers Agoura, for the three months ending July 31, 2026. The average sale came in at 99.1% of list price. That is up 0.5 points from the same three months in 2025. Nationally, nearly half of all sellers were giving concessions, according to Redfin. Here, sellers were landing almost exactly at ask.
What else the numbers show for Agoura
Fewer homes sold here than a year ago, down 11.4% by the Real Estate Data Aggregator's count. Days on market ticked up 5 days. Supply rose a little. So buyers do have more room than they did. But the sale-to-list ratio held. That is the tension worth understanding if you are pricing or writing an offer.
Nearly 1 in 3 homes went under contract within two weeks
The Real Estate Data Aggregator found that 31.9% of homes in ZIP 91301 went under contract within two weeks of listing. That share was up 2.9 points from a year before. So while the market is not moving as fast as 2021, a well-priced home in Agoura is still finding a buyer quickly.
The national picture is different
The National Association of Realtors put U.S. inventory at 4.9 months of supply, the highest level in over ten years. Realtor.com counted active listings topping 1.17 million nationally, near the highest since late 2019. The Federal Housing Finance Agency reported U.S. house prices rose just 2.1% year over year through the second quarter of 2026. Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. All of that is real pressure on buyers everywhere.
Agoura's 5.3 months of supply is close to that national figure. But the sale-to-list ratio here stayed at 99.1%. The national story and the local story are not the same story.
How Agoura compares with nearby ZIPs
Agoura and Thousand Oaks (ZIP 91360) both landed at 99.1%. Dos Vientos and Newbury Park (ZIP 91320) came in at 99%. These pockets are holding price better than some of the higher-end ZIPs. ZIP 91361, the LA County side of Westlake Village, came in at 97.1%, and its median price fell 12.7% year over year. Different ZIP, different story.
A few things to keep in mind before you price or offer
- Fire insurance: get quotes early. Availability and cost can change whether a deal works. You may need the California FAIR Plan plus a wraparound policy.
- HOA and Mello-Roos: check whether the home you are considering carries these fees. They change what you can afford.
- School district: ZIP 91301 falls in Las Virgenes Unified. Verify your specific school assignment directly with LVUSD.
- The 101: commute time depends on the freeway. Do not count on a fixed number.
- Nationally, buyers have more leverage than they have had in years.
- In Agoura, sellers averaged 99.1% of list price for the three months ending July 31, 2026, and that ratio actually improved from a year before.
- The market here is not immune to national pressure, but it is not the same market the headlines are describing.
- One street can read very differently from the ZIP code average.
